Evictions Made Simple

Step 1: Notice.

In Philadelphia, landlords must provide a 10- to 30-day Notice to Quit, depending on the reason for eviction, to inform tenants of the pending eviction and their legal rights. Step 2: Eviction Diversion Program

Philadelphia requires landlords to participate in a mediation process with tenants before filing for eviction, aiming to resolve disputes and negotiate payment plans or other solutions. Step 3: Municipal Court

After participating in the Eviction Diversion Program, landlords in Philadelphia must file an eviction complaint with the Municipal Court to proceed with their case. The court will then schedule a hearing where both the landlord and tenant can present their arguments and evidence to the Judge.
